Business plans & financial projections
Since 2009, Market Direct Capital has prepared lender-ready plans and models for SBA 7(a), CDC/504, and USDA B&I. We build documents the way loan officers, underwriters, and credit teams want to see them—clear narrative, tight sources/uses, and defensible numbers that survive diligence.
What makes our plans “bank-ready”
- Concise narrative: market, operations, management, and risk/mitigation in a format credit teams can scan quickly.
- Sources & uses alignment: each dollar tied to an eligible purpose; clean bridge between project budget and SBA proceeds.
- Three-statement modeling: monthly P&L, cash flow, and balance sheet with opening balance roll-forwards.
- Assumptions & sensitivity: footnoted drivers and best/base/downside cases that match lender reality.
- Coverage view: DSCR and global cash-flow analysis calibrated to the target program and lender policy.
Where this helps most
We support acquisitions, partner buyouts, equipment purchases, working capital, and business owner-occupied real estate (51%+ for existing buildings; 61%+ for new construction). Plans are tailored to each use of funds and industry profile.
Our process
- Discovery: goals, timeline, use of funds, and lender/program fit.
- Data & diligence: request list designed to minimize client lift while capturing what underwriting needs.
- Draft & review: narrative and model built together so numbers and story match.
- Finalize for lenders: one clean PDF + model pack; we can present to target lenders or your bank of choice.
Deliverables
- Bank-ready plan (PDF) with executive summary and risk/mitigation section
- Monthly three-statement model (Excel/Sheets) with scenarios and footnotes
- Sources/uses, equity/borrower injection view, and DSCR calculations
- Checklist that maps documents to SBA and lender requirements
Working with Preferred Lenders (PLP)
We primarily match clients to Preferred SBA Lenders (PLP) who have delegated authority. Tighter packages plus PLP decisioning can shorten review cycles and reduce back-and-forth—especially when projections are defensible and tie to the narrative.
